What is BIM?

Building Information Modelling (BIM) is a collaborative process that enables the structured creation, management, and exchange of information throughout the lifecycle of a built asset - from design and construction through to operation and maintenance.

BIM allows project teams to work with shared, coordinated information, improving accuracy, reducing duplication, and enabling better decision-making. It is a core component of Ireland's digital construction strategy and is increasingly a requirement in both private and public sector projects, including strategic housing delivery.

Ireland is actively progressing BIM adoption through public policy and procurement. As of January 2025, the Public Sector BIM Adoption Timeline requires BIM on public works projects valued over €20 million, with thresholds set to reduce in future phases.

This adoption supports national objectives such as:

  • Housing for All - improving housing quality and delivery
  • Build Digital Projet - government-backed support for digital transformation in construction
  • Construction Sector Group initiatives - driving innovation and best practice across the industry

NSAI's BIM certification scheme supports these goals by recognising organisations that implement structured, standard-based BIM processes.

Certification is based on ISO 19650-2, with alignment to best practice guidance from national and international sources.

  • ISO 19650-2 - Delivery phase of the assets (used in NSAI's certification scheme)
  • ISO 19650-3 - Operational phase of the assets
  • ISO 19650-4 - Information exchange
  • ISO 19650-5 - Security-minded approach to BIM
  • ISO 19650-6 - Health and safety information requirements

NSAI provides guidance throughout, including the option for an early-stage document review to help organisations prepare for audit.

NSAI does not currently offer BIM training, but we work with national initiatives such as Build Digital to promote knowledge sharing and awareness.

BIM certification is valid for three years, with annual surveillence audits to ensure continued compliance.
